A common feature within the hotel and leisure industry, Energy Saving Switches have been featured within our product range for some time. However, it became apparent that even better energy savings could be realised if there was a definitive way of detecting if an occupant was in the room and only supplying power if that was the case.

TLJ have now developed the EcoBolt which utilises Bluetooth technology and uses the action of the deadbolt in the lock to confirm that an occupant is in the room. The deadbolt can only be supplied from within the room, ensuring that electricity is only supplied when the room is occupied.

TLJ Energy Saving Switches are safe and secure, they cannot be bypassed and are installed in a standard 35mm single gang back box (note installation must be carried out by a qualified electrician).

The EcoBolt can be configured to your specific requirements, for example in cluster environments a delay timer can be set to continue to supply electric for a set time after the deadbolt is retracted, this allows for visits to the cluster kitchen for example. A 2nd slave relay is also included to allow for items left on standby mode e.g. air conditioning which is set to specific temperature.

Real savings

From an initial pilot scheme in a PBSA development made up of only studio rooms, the operator was making an average per annum saving of £188 per room. It is envisaged that further savings would be made in PBSA settings featuring shared kitchens.

How it works

Primary Features

The Eco-Bolt is a smart energy-saving solution built directly into the door’s deadbolt, designed for modern PBSA and hotel environments where mobile keys are replacing traditional key cards.

When a resident enters their room and turns the bolt, power is activated throughout the space. Unlocking the bolt triggers an adjustable shutdown timer (1–45 minutes), ensuring energy isn’t wasted when the room is empty. If the resident re-enters and forgets to relock, Eco-Bolt provides a warning beep one minute before shutdown, giving them the chance to restore power without interruption.

Extra Features

Cleaner Access Cards – Dedicated fobs/cards activate energy only at pre-set cleaning times, giving staff flexibility without compromising control.

Temporary Resident Cards – Backup cards provide door access only, preventing misuse of the energy system.

Anti-Cheat Technology – Prevents students or guests from bypassing the system by using extra or duplicate cards.

Fully Adjustable Timer – Property managers can set the shutdown delay anywhere from 1 to 45 minutes.

Seamless Integration – Works hand-in-hand with TLJ’s smart lock ecosystem, supporting a smooth transition to mobile keys.
